About the project...
We designed an addition and renovation to a house that looks towards the Mohonk Preserve and Ridge, which was one of the drivers of this project. We not only designed this renovation to capture the view, but we also designed around a new in-ground pool which faces the same direction. The pool can also be accessed from the new master bedroom suite through a large panoramic door that stretches fourteen feet wide.
For the master suite, we were able to move it towards the side of the pool to give the owners more privacy from the interior living space. It includes a vaulted hallway that leads into the large open bedroom and pool just steps away.
As most projects, we kept in mind the direction the house faces and how the sun will effect it throughout the year. Energy efficient Pella windows were installed to help prevent the house from getting too warm in the summer.
The building envelope was so airtight that when a blower door test was done, before insulation was installed, it was over the energy code at 4.9 air changes per hour. Typically, most tests are done once the insulation is installed and the wall is completely sealed. By doing the test before the walls were insulated and sealed, it was easier to find the problem areas and seal them off completely. After the walls were insulated and finished, the second blower door test registered at 2.7 air changes per hour.
We are happy to have renovated this house to not only be energy efficient, but also create a beautiful place to live.
