Project Summary
This renovation consisted of façade and accessibility improvements while incorporating building styles traditional to the area. The goal of this project was to facilitate a responsible and sustainable restoration, preservation, and enhancement of the historic theatre.
This project dealt with repairs to the existing foundations and first floor structure, and the addition of a handicapped accessible entry. It also improved the exterior of the theatre with the addition of a marquee as well as adding energy efficient windows. EcoBuilders, Inc. was the general contractor for this project.
A Historic Community Institution
The historic Rosendale Theatre is a not-for-profit cultural institution located in the heart of Ulster County, New York and is considered an iconic Hudson Valley community asset.
Early Origins and Family Legacy
The original building opened in 1905 as the Rosendale Casino, doubling as a movie theater showing 16mm films. In 1920 the theater began showing films full time. The theatre was operated by multiple generations of the Cacchio Family until the Rosendale Theatre Collective bought it in 2010.
Renovation and Restoration by Alfandre Architecture
In 2011 the Alfandre Architecture team was commissioned by the board to design the renovation and restoration of portions of the building, with the primary goal of providing accessibility for disabled people.
Structural and Aesthetic Improvements
We designed substantial structural improvements to, and stabilization of, the façade wall, including tying the wall to the second and attic floors and clarifying the window patterning, which also allowed for the installation of the marquis. The aesthetic improvements were intended to create a lively and uplifting contribution to the streetscape. Prior to obtaining a building permit the project had to be approved by the town planning board.
EcoBuilders’ Role in Construction
Our sister company, EcoBuilders Inc, managed the construction of the design. Prior to beginning work we had the siding—which was old roofing shingles—tested to confirm that they did not contain asbestos. In addition, we had to obtain permits from the NYS DOT to close one lane of route 213 during construction.
Successful Completion
Construction, which began in August, took less than 5 months to complete. While the work was challenging, due to the proximity to the state highway and the height of the building, the results speak for themselves. The building is fully accessible, more resilient and beautiful.
